A bit like when Harry met Sally, the relationship between IoT technology and BMS control solutions was a little uncertain at first. But now building intelligence architects, Horizon Controls, are urging build-to-rent landlords to look to technology to make their properties’ air quality Covid-secure.

With more than 50,000 build-to-rent homes in the UK (source: the British Property Federation, Sept 2020) landlords are facing an increasing pressure on their duty of care surrounding the air quality and resulting Covid security of their properties.

According to CIBSE, ‘there is a growing body of evidence that the SARS 2 CoV can be spread through the air, particularly through poorly ventilated spaces, and that ventilation provision in buildings should be reviewed in light of this.’

Horizon Controls, advises build-to-rent landlords to invest in IoT technologies and central BMS control solutions to help them remotely manage and maintain HVAC equipment to ensure that the internal air quality within their properties is Covid-secure.

Attention to mechanical ventilation management and maintenance, amendments to the controls settings and reporting on these assets and activities will be critical for the build-to-rent space in the next normal.

Craig Needham, CEO, Horizon Controls said, “Internal air quality has always been part of the duty of care obligation for landlords however the Covid transmission risk from bad air quality means this is no longer an opt-in situation for landlords.

“Covid has changed the way many of us look at and rely upon technology, and within the build-to-rent space, technology is becoming even more apparent and important in the fight against Covid air transmission.

“This is where central BMS and remotely accessible IoT systems enable landlords and building operators to ensure the air quality within their buildings are operating to the desired and safe internal conditions.”
