DC01UK is hoping to build a new data centre next to the South Mimms service station at Junction 23 of the M25.

As reported by EssexLive, the company announced its intention to submit an outline planning application to Hertsmere Borough Council for the 85-acre site in a letter to local residents. The developer has asked for feedback from residents on the proposed plans.

The facility would be located in what DC01UK describes as a “uniquely prime position,” with access to power and internet infrastructure without requiring major construction work.

The site, which lies within the Green Belt, is currently undeveloped. However, DC01UK claims the land “performs poorly” in terms of Green Belt purposes.

In addition to the data centre, the developer has also said it plans to build a new Technology and Innovation Hub at the site of the now-closed White Hart pub in South Mimms. Previous plans to partially demolish the grade II listed pub and replace it with flats had been approved by the council.

DC01UK is expected to submit its planning application in autumn 2024, with construction starting in 2027 for the data centre to be operational by 2029.

Updated on 13/09/2024:  With a construction value of an estimated £3.75 billion, the DC010 site will be one of the largest data centre campuses in Europe. It has secured a power reservation of 400 MVA from National Grid enabled by its proximity to the Elstree (Letchmore Heath) substation.
